Charitable Planning Strategies for Your Clients Using Real Property Assets

Your philanthropically-minded sellers often meet their charitable giving goals using after-tax dollars. From a tax standpoint, this is the most inefficient way to give because a client can often give more to charities utilizing non-cash assets, such as REAL PROPERTY. However, clients are often hesitant to donate non-cash assets, due to the perception that such a donation will result in less wealth available to the client or their family. This perception is incorrect – a client who engages in deliberate philanthropy can actually give more to charity without fear of reducing family wealth, and oftentimes can actually increase family wealth.
This presentation will review the basics of charitable giving, including an overview of charitable deductions, and provide an introduction to deliberate philanthropy utilizing real property, charitable trusts and other vehicles that can result in significant tax benefits to the client and their family and allow the client to give more to charity. By understanding the basics of deliberate philanthropy, you will help your client have their cake and eat it too.
